When the Smoke Clears: Wildfire Preparedness, Response & Recovery for Commercial Properties

Wildfires continue to pose significant and growing challenges across California — impacting not only residential communities but commercial properties, businesses, employees, and critical infrastructure. Preparedness is no longer optional; it is an essential responsibility for every property management professional.

On May 19th, the BOMA San Diego Safety & Sustainability Committee hosted When the Smoke Clears: Wildfire Preparedness, Response & Recovery for Commercial Properties as part of the BOMA San Diego Membership Luncheon. Moderated by S&S Vice Chair Deanna Console, the panel featured Teresa Henning (American Assets Trust), Deputy Chief Tony Tosca (San Diego Fire-Rescue Department), Forestry Technician Brandi McLaughlin (CAL FIRE), and Natalie Sherod, CPCU, CIC (Partner, Cavignac & Associates).

Several key themes emerged from the discussion:

Preparation Begins Before Fire Season

Review emergency response plans, evacuation procedures, communication protocols, and vendor relationships regularly. Building staff, tenants, and service providers should understand their roles before an emergency occurs.

Communication Is Critical

Clear, timely communication with tenants, ownership groups, vendors, and emergency agencies is essential. Maintain updated contact information and establish multiple communication channels to ensure stakeholders receive important updates when they need them most.

Business Continuity Planning Matters

Wildfire disruptions can occur even when a property is not directly threatened by flames. Utility shutoffs, road closures, poor air quality, and workforce impacts all create operational challenges that advance contingency planning can address.

Recovery Requires Advance Planning

Identify restoration partners, environmental consultants, emergency vendors, and insurance contacts now — before an event occurs. Recovery begins long before the fire does.

The panel reinforced a powerful common message: preparedness is a shared responsibility. The Safety & Sustainability Committee thanks our panelists, moderator, and the 140  attendees who made this one of our most engaging luncheons of the year.
