The Outstanding Building of the Year (TOBY) Awards remain one of BOMA's most meaningful programs, recognizing excellence in building operations, sustainability, and team performance. At this year's TOBYs informational session, members were encouraged to think beyond the award itself and view participation as an opportunity to showcase operational excellence, strengthen teams, and elevate their buildings within the industry.

Why Participate: Participating in TOBYs brings value far beyond recognition. The submission process helps teams take a closer look at daily operations, sustainability practices, tenant engagement, and collaboration across disciplines. Many participants find that preparing for TOBYs strengthens internal processes, improves documentation, and builds pride across the full operations team.

The Process: TOBY participation includes a written submission, a building tour, and a strong emphasis on teamwork. Success comes from early planning, consistent involvement from the broader building team, and clearly communicating how the property is operated day to day.

Myths & Facts: Members often assume TOBYs are too time-consuming, costly, or only suitable for newer or “showpiece” buildings. In reality, buildings of all sizes, ages, and asset types win TOBYs each year. Preparation, organization, and operational excellence matter far more than aesthetics.

Categories & Eligibility: TOBY categories span a wide range of asset types, including Earth, Office & Renovated, Retail, Industrial, Life Science & Medical, and Mixed-Use & Public Assembly. Eligibility requirements include BOMA 360, ENERGY STAR, occupancy thresholds, and current BOMA membership dues.

More Than an Award: TOBYs are not just about winning, they are about putting San Diego on the map. Each submission showcases the strength of our local buildings, teams, and practices while reinforcing San Diego's reputation for operational excellence on a regional, national, and international stage. When San Diego buildings participate, we elevate our entire market and demonstrate the high standards our members uphold every day.

Submissions Now Open: The portal is now open for the 2026–2027 TOBY Awards! BOMA San Diego invites members to showcase excellence in building operations, innovation and leadership. Local winners will advance to the 2027 Regional and International Competition. Submit your property by October 30, and represent San Diego on the TOBY stage.
