This month’s Toby Entry topic is Building Standards! The Building(s) Standards should be designed to provide the reader with an overview of the building(s) and property, as well as describe all the finishes of the building including a description of the exterior. As you complete your write up about your Building’s Standards, you will want to be sure and include the following items in detail- building name, number of floors, square footage, number of acres and an exterior building description with information such as type of façade, windows, roof, etc. You will also want to mention in your write up if your entry includes multiple buildings that are being entered in as one entry, or if it is a single building entry. Providing a floor plan of your building showing the main lobby area, as well as two additional “typical floor plans,” is a great way to familiarize the judges with your building. In addition also include a site plan or an Ariel photograph that shows the building property/ boundary lines. You will also want to document your use of BOMA floor measurement standard- if you do not use the BOMA standard, just mention which standard is being used.

In addition to the write up information above, you will also want to provide a single paragraph on the following items- Lobby/ Atrium Standard Finishes, Corridor Stand Finishes, Restroom Standard Finishes, Typical Tenant Suite Standard Finishes, Utility Distribution, Elevators, HVAC Distribution System, Fire Life Safety Systems, Loading Dock and Parking, as well as Emergency Generator/ Back Up Power Information. Last but not least you will want to describe any certifications and/or awards that have been achieved that are not related to ENERGY STAR, BOMA, BESt, or BREEAM. The Building Standards portion of the write up is a great place to share and brag about your building(s). Make sure to take the time and cover each area discussed above, so that readers can see what sets your building apart. Best of luck to all Potential Toby Entrants!
