Property Manager

Responsible for the management of a small portfolio of four (4) properties located throughout San Diego totaling approximately 350,000 square feet.  Responsible for daily operations, accounts payable preparation, financial reporting, tenant relations and capital improvements.  Formulated operating expense budgets for new development projects, prepared annual operating budgets, expense reconciliation’s and long term planning. Perform weekly property inspections, schedule daily maintenance, and building services for all Tenants. Building Manager

Managed a small portfolio of properties consisting of a 400,000 square foot commercial low-rise office property on behalf of two pension funds.  Directly involved in preparing quarterly investment reports, cash flow projections, budget reprojections, leasing status reports and annual budget/strategic business plans.  Coordinated all capital and tenant improvement projects and other property related performance issues.

·         Successfully completed three lobby renovations, a new parking lot and completed all deferred maintenance.

Property Manager

Managed the day-to-day operations of a 145,000 square foot commercial mixed-use building consisting of medical, office and retail. I negotiated and approved all contracts for service vendors for the project. Produced the monthly financial reports, annual budget and business plan, tracked the percentage rents and CPI billings for the retail tenants.  Designed a marketing program that included a charity event on behalf of Mama's Kitchen, and two free concerts featuring Kandye Kane.

·         Developed a parking program that exceeded annual revenue by $25,000 in the first year.

·         Achieved 95% occupancy by adding a full service gym leasing over 20,000 square feet of new space.

Operations Manager

Managed the day-to-day operations of a 488,755 square foot commercial office building on behalf of GE Capital.  Additional management responsibilities included working directly with the Leasing Director on all new leases/renewals, interfaced with outside brokers showing space; qualified prospective tenants, prepared leases amendments and lease commission invoices.

·         Successfully completed within budget a major capital improvement plan that included a lobby and third floor renovation, new concrete alley, new balcony deck, landscaping, elevator upgrades and replacing the exterior tile façade.

·         Maintained positive relationships with tenants with weekly office visits and monthly lunches.  Tenant relation events included a Halloween and Christmas party, quarterly coffee and bagel breakfast meetings and holding a book fare raising money for a local charity.
